    • Whether you are considering a new build, or extending and renovation your existing house. There is a few steps that you will need to take to get to there time you are watching your dream project start!
      -Talking to your family, or the people you are building a house with, to really stamp out all the ideas you have. This is crucial to helping your practitioner understand and guide you through these steps!
      -You can take one of two options at this stage! Reach out to an architect or building designer, or reach out to the builder you would like too use! They often have a team of designers they work with who can help you!-Working with a trusted designer to create the idea!  At this point you will already know what you want to do on your property, just not what it will be look like!  This is the time to spend on design and structure details.  Don’t be afraid to make the changes you want, it’s your house and your dream. Doing things right the first time with your design will save costly variations or build changes once you start to build!
      -Once you have your plans, this includes having all criteria complete (drainage plans, civil, geotechnical testing, energy rating, engineering, spec list, internal plans). It’s time to give these to your builder!  These are like the bibles to your house! We will be able to quote accurately and promptly from here to get you to the next stage of planning this project.
      -Quoting stage with your builder can be interactive!  Most builders will have their method of building they know works for them, and It’s important to trust the builder you want to work with!  Their product and reputation should speak louder than words.  During this quoting stage, if you have preference for higher quality items or lower quality finishes, let them know! If they have all the information required, you will be less likely to get a shock!  During this process it’s great to arm yourself with knowledge on costing and how your builder charges for their time.  Building certainly is not a cheap exercise, But there are a lot of options to help suit your budget, or meet your design expectations!  As cliche as it sounds, accepting the cheapest quote is often going to cost you more if you don’t have a large amount of information on the products used, and the pricing structure itself!-You've accepted the quote! This is great progress.  Next stage is to work with your builder in writing the contract to meet the needs of both parties!  Ask questions, be involved and also be ready to listen! There is a lot of information going around at this point, and having someone write a contract who is well aware of the process, and has your projects interest at heart. Is probably going to offer some valuable insight into things to include or exclude!
      -Once you’ve both agreed and signed off on the contract, you’re ready to start seeking help on getting the permit!  You will need the contract and all associated documents (DBI policy, insurance COC, all plans, specifications of products, consumer guidelines etc).  At this stage it will be the client who should be selecting to the building surveyor.  There is nothing wrong with asking your builder who they have had the best experience with, but it’s not their choice!  Anything that can be a conflict of interest should be left to the client to choose.
      -You've got your permit!  By now you would be packing up your house and getting ready to move into your rental for the duration of the build! How exciting!  Now that you have your permit and you are packing up to leave. Its time to organise the start date with the builder and pay the deposit to commence works!  There is guidelines to this, but if you do have a unique job it is very common to have a method B contract which will have custom terms and % paid at milestones during this job.  To help you understand, if you have lets say, a large basement with a lift shaft, you won’t be at base stage until the suspended slab is poured above this works. Its likely the builder will be waiting for a long long long time to pay a small % of the contract after doing a huge amount of works.  It just doesn’t match!  The method b will be curated to suit your job specifically!
